We had a property that was in the heart of the city and was leased during COVID when it was terribly hard to get anyone to lease an inner city apartment. The property has recently come up for lease, and we had it leased within 7 days of becoming available after a refresh repaint and new carpets. We had a property in Richmond come up for lease, before we even took it to market we contacted our database and were able to secure an excellent tenant at a $50pw higher rent using our database of available tenants. Saving the owner money on marketing and ensuring a very small vacancy period.

Frequently Asked Questions

How often are rents downloaded and arrears checked?

Daily. We download our rents every business day and contact our tenants each day they are in arrears via SMS, email and phone.

How often are routines completed?

We complete routines 3 months after the tenant has moved in and every 6 months thereafter. A detailed report is sent to you.

Can I come to the routine inspections?

Yes you can. Just let the property manager know and we will note the system and invite you along.

What is an urgent repair?

Please see this link for further information. We provide our contact details to tenants and ask that they always contact us first, however if it is an absolute emergency then the renters have our preferred tradespeople to use.

How often can I increase the rent?

Current legislation declares that rents can only be increased once every 12 months OR at a change of tenancy.

How long does it take to rent my property?

It can take anywhere between 1-28 days to rent a property in a normal market. When your tenant provides a 28 day notice to vacate we will commence the advertising and leasing process of your property. We do our utmost to have a tenant move in as close to the property becoming available as possible.

Can you renovate my property?

We can make updates with your consultation to your property. This ensures that rents are always maximised and we secure you a quality tenant. If a house presents that it is looked after you will more often than not have a tenant that also looks after your property.
